Important: Before You Make Any Changes to The Exterior Of Your Home

If you’re planning to change the exterior appearance of your home, such as repainting, changing the roof, adding or altering a fence, or removing trees, you must first get approval from the Hartsfield Woods HOA. This is necessary to ensure that all changes maintain the visual harmony and overall aesthetic of the community, as well as to protect property values and uphold the HOA’s guidelines.

What You Need to Know:

  1. Submit Plans for Approval:
    • As per the Covenants and Restrictions, before starting any work, you must submit detailed plans at least 30 days in advance. This applies to changes in exterior paint colors, roofing materials, fence additions or modifications, and tree removals.
  2. What to Include in Your Submission:
    • Exterior Paint: Provide the proposed new colors for the home’s façade. The ACC must approve any changes in color to ensure consistency with community standards.
    • Roofing Materials: If replacing or altering the roof, submit information on the materials and colors you plan to use.
    • Fences: Include details about the type, height, and materials of any new or modified fences.
    • Tree Removal: Trees with a trunk diameter of 6 inches or more (measured 3 feet above ground) . Approval is required for any other tree removal.
  3. The Approval Process:
    • Your submission will be reviewed and you will be provided a response within 30 days (usually sooner). The response may include approval, requests for modifications, or disapproval.
    • If you don’t receive a decision within 30 days, your project is automatically considered approved.

What Happens If I Make Changes Without Prior Approval?

Making changes to your home’s exterior without prior approval is a violation of the HOA guidelines. If this occurs, the following steps may be taken:

  • Notice of Violation: You will receive a formal notice from the HOA requiring the unapproved changes to be corrected.
  • Fines: The HOA may impose fines for failure to follow the proper approval process.
  • Reversal of Changes: You may be required to undo the changes at your own expense, restoring the property to its previous condition.
